We have all seen the flyers from some Realtors. SOLD for $300k over asking. 50 showings. Sold in 10 hours. How do they do this?
The strategy involves drastically UNDER PRICING your home to try to get a bidding war going to get more than market value. The problem is most of the Buyers looking at your home cannot afford the real market value the home should sell for. Especially in our current market. Of the 50 showings maybe 5 are qualified to buy your home.

Last year I priced a home at $1.8 million and recommended a marketing strategy of pricing properly and full market exposure. The owners decided to hire another realtor (it happens) and under priced by $300k. On the day the home came on the MLS my Buyers submitted an offer along with another realtor's offer. We won the bid and bought the home for $1.715K. My Buyers saved $85K because the Sellers decided on a strategy of low pricing and one day market exposure.
Oh well, the listing agent can brag about how much over list and how fast they sold the home. Too bad it cost their seller money.
